BLAXWELL FARM BED AND BREAKFAST
Vehicles approach via a private tarmac drive approx 400m (1/4 mile) long leading to an extensive gravelled parking area adjacent to the front entrance.
The front entrance is approached over a small patio with a series of 4 steps having a maximum rise approximately 200mm (8”).
The front door 750mm (30”) wide with step up of approx 120mm (4 ¾”) onto threshold and step down of approx 40mm (1 ½”) leads into entrance lobby. An internal door of approx 750mm (30”) wide has a threshold approx 50mm (2”) high and 130mm (5”) wide with a drop down the other side of approx 102mm (4”) into the reception hall/breakfast room. The floor is traditional clay tiles.
ACCESS TO GROUND FLOOR SUITE
Access is gained through the Reception Hall via a doorway width 660mm (26”) with a threshold of 25mm (1”) high, 90mm (3 ½”) wide with a drop on the other side of approx 52mm (2”). The whole suite is level tiled flooring, with doors of width 660mm (26”) to bedroom and bathroom.
French doors provide access to a self-contained patio area and are approximately 1380mm (54”) wide with threshold and step down of approximately 150mm (6”).
Steps, slopes and landscaping make the French Door impractical as a means of wheelchair access.
ACCESS TO UPSTAIRS ROOMS
The upstairs area comprises two bedrooms only, both of which are for guest accommodation.
These rooms are accessed by a traditional enclosed cottage stairway which winds through a flight of twelve steps, average height 200mm (8”), from the Reception Hall to a small upstairs landing. Taller guests may need to take care at the lower end of the staircase.
The staircase is carpeted and well lit with emergency lighting provided. A hand rail is installed to one side.
BEDROOM 1 AND BEDROOM 2
Both upstairs bedrooms have level oak planked floors. The floor in Garden room has a slight slope adding to the room’s character. There is a small riser of approximately 50mm (2”) at the doorway to Cottage room.
Shower trays and cubicles are of standard designs. Door widths throughout the upstairs are a minimum of 600mm (24”).
